General information only
Everything here is general information about foundations and soils in the Panama City area. It is not an engineering opinion, a geotechnical assessment, or advice about a specific property.
Soil survey references
Soil series descriptions, organic matter percentages and horizon depths reference the USDA Natural Resources Conservation Service soil survey for Bay County, Florida (survey area FL005), obtained through Soil Data Access. Soil surveys map areas at a published scale and describe typical components; they do not establish what is beneath any individual parcel, and site conditions frequently differ from the mapped series.
Building code references
References to sections 1804.6 and 1803.5.8 are to the Florida Building Code, Building, 2023 (8th edition), and are described in general terms. Code editions change, adopting jurisdictions may amend provisions, and the edition in force when a house was built is the one that applied to it. This is not a code compliance opinion.
Statutory references
References to Florida Statutes Chapter 558 and to Chapter 489 licensing are general orientation and are not legal advice. Chapter 558 sets out a pre-suit notice process with its own requirements and deadlines; whether and how it applies to your situation is a question for an attorney.
Climate and storm figures
Annual precipitation references the NOAA/NCEI 1991–2020 annual normal for station USC00086842, Panama City. Hurricane Michael details, including the 10 October 2018 landfall, 160 mph sustained winds and estimated 9–14 foot surge inundation in Bay and Gulf counties, reference the National Hurricane Center and contemporaneous reporting.
Cost figures
Ranges reference regional contractor pricing and are illustrative rather than quotations. Pier pricing depends on depth to competent bearing, which is a property of the individual site and is not known before installation.
No guarantee of outcome
Repair addresses conditions present at the time of the work. Ground behaviour can change and no repair guarantees that no further movement will occur. Warranty terms, where offered, appear in the written scope and are the only commitments that apply.
